Home Improvements to Make Before You Sell

Currently the market is experiencing a boom and therefore you may be tempted to try and take advantage of the sellers’ market and list your home. However, the prospect of listing your house can be exciting and overwhelming at the same time.

If you do decide to sell, there are some things that will help you maximize your listing price. And if you decide not to list, these are updates and changes that you and your family can enjoy. Here are some of the easier things you can accomplish that will really pay off when it’s time to list.

Exterior – The Importance of Curb Appeal

There are plenty of statistics that support the value of strong curb appeal. Turns out that the first impression (curb appeal) has a lot to do with establishing the favorability with which prospective buyers will view the rest of the property.

TASKS to Instantly Up Curb Appeal

  • Prune the bushes, or any overgrown trees
  • Apply a fresh layer of dark mulch or pine straw
  • Pressure wash the driveway
  • Paint on the shutters, siding or doors.
  • Replace your old mailbox and house numbers
  • Add some nice pots filled with colorful plants

Neutral Walls and Trim

Lighter, neutral colors make spaces look larger, cleaner and they don’t offend anyone.

TIP: Bring home samples and paint squares on various walls. Examine the colors throughout the day… as light changes so will color.

Update Light Fixtures & Celling Fans

Out of date light fixtures and ceiling fans can bring your whole home down very quickly. Replace them!

TIP: There are so many affordable choices. Make sure they all coordinate somewhat to create a uniform vibe/style for your home.

Floors

Floors can be expensive to replace but can really bring your home down if they have stained carpet or finished are worn out. Can the carpet be thoroughly cleaned? Or does it need to be replaced?

TIP: Luxury vinyl is a great alternative especially in basements or high traffic areas with dogs and kids.

Other items you may want to tackle include:

  • Remove Popcorn Ceiling
  • Upgrade Master Closet
  • Deep Clean Everything
  • Install Molding
  • Replace Dated Hardware, Mirrors and Plumbing Fixtures
