Not If, But When

A home inspection is an incredibly important part of buying a home. Ironically, they are optional. Inspections cost roughly $300-$500 but can literally save the home buyer thousands of dollars.

Adding a home inspection allows the buyer and the seller to know any minor and major issues upfront, so that they both have can make an informed opinion about the property’s asking price. The cost for getting the property up to standards may reflect the asking and purchase price. Both parties can be assured of getting a fair and detailed inspection as the inspector is a true third party, and follows the standards set by the American Society of Home Inspections.

What Does a Home Inspection Cover?

American Society of Home Inspections helps set a standard of practice for home inspections throughout the United States. Typically a home inspection includes:

  • Structure Standards
  • Roof & Attic Inspections
  • Basement Inspections
  • HVAC Systems Checks
  • Plumbing
  • Electrical Appliances
  • Garage Space Check

How Long Does it Take?

Inspections can take 7-14 days from the time of requesting depending on the demand in the area. The inspection report will include the following:

  • If the problem is considered to be a safety problem, a minor repair or a major defect
  • Items that will need to be replaced and what items need to be repaired or serviced
  • Questionable Items: What items are still usable- but should be monitored with caution by the buyer

What Now?

The Inspection Report is then reviewed by the buyer. The buyer can maintain their current offer, reconsider the offer and factor in the “fixes’ thereby reducing the offer. The seller can stick to their price, and they can refuse to make the necessary repairs. The buyer can then choose to proceed with the offer or walk away from the deal.
