Back to School: How Proximity to Good Schools Can Affect Your Home’s Value (Part 1 of 2)

Back to School: How Proximity to Good Schools Can Affect Your Home’s Value (Part 1 of 2)

Back to School and Your Home Choices

North Atlanta schools are back in session. This sometimes triggers parents to evaluate if they are living in the right school district for their children. This important and sometimes anxiety producing question can only be answered by the individual family, but Karen can share some real estate truths about your home’s value, as it relates to the school district.

First, the checklist is long when shopping for a home…price, neighborhood, square footage, number of bedrooms and baths, even master on main come into play. Another powerful factor for savvy homebuyers is a good school district. Many buyers search for real estate by school district, and say school districts are among the key factors in their home-buying decision.

“In a recent Trulia survey, 19% of Americans indicated that their dream home is located in a great school district. But among parents of children under 18, the percentage of Americans who want to live in a great school district jumps to 35%.” Trulia

If you have school age children this is clearly important. If you don’t have school age children, you should definitely consider keeping this on your list of criteria. It may sound counterintuitive, but it is not. Why?

Top Three Reasons to Buy in a Good School District – Even Though You Don’t Have Kids.

  1. A home located in a good school district is going to be more in demand in the future, hence faster for resale.
  2. A home located in a good school district is going to be more in demand in the future, hence higher selling price.
  3. This “valuable” attribute will make it easier for your property and investment to weather any real estate ups and downs.

Highly Ranked Schools do Drive Prices Up

High ratings often drive up the prices of homes in that school’s district. Even if you don’t have kids, you’ll still pay more to be near a good school. Schools basically establish an area as a good location. And as Karen can tell you, location matters!

North Atlanta has a High Volume of Highly Ranked Schools.

However, that’s not true across the board. Parents will always want to ensure that their kids go the possible schools. So buying in a good school district is it’s always a safe bet. See the links at the end of PART TWO of this blog post to deep dive for the details on specific schools.
